To Wentworth Place Community:
Lately, there have been an increasing number of incidents that go against established community rules and guidelines at Wentworth Place. We would like to share the following reminders. PARKING AND TOWING: Each unit is assigned two parking passes – one resident and one visitor. Residents and their guests must park in the designated areas to avoid towing. The visitor’s area is located beyond the pool alongside the back yard and more spaces across. Any vehicle displaying a visitor’s tag MUST be parked in a marked visitor space or it will be towed at the owner’s expense. Parking in the spaces at the front of the building is limited to one hour at all times. Overnight parking is not allowed. No parking is allowed in the driveway. Contractors MUST park in the back of the building. LOCKED OUT OF YOUR UNIT: Residents must contact a locksmith to open their unit. On-site keys are for emergency entry only (water or gas leak, fire etc). Board members or the Property Manager are not allowed to provide the emergency key to residents locked out. NEW KEYS: In the event that you change the lock/s on your unit’s door, it is imperative that you inform the Property Manager and provide a new key or set of keys for safekeeping on site. Some time ago, Board members conducted an inventory of keys to ensure all units are accessible in case of emergency. If you are not sure if your key/s are still working, please send an email to Wentworth.Place@yahoo.com and Management will be happy to verify. In the event of a fire or flood emergency, the unit owner will be responsible for the cost of a locksmith or any door damage to gain entry if there is no current key on file. LOCK BOXES IN LOADING DOCK: Owners/ Real Estate agents should place a lock box ONLY if/when a unit is on the market for rent or sale and not for the convenience of contractors to renovate a unit or residents’ safekeeping. The lock box must be identified with unit # and contact information. Failure to provide these details will result in the lock box being cut off and discarded. MOVE-IN/MOVE-OUT: Requests MUST be submitted to the Property Manager 14 days prior to move date with required fees/deposit. Failure to abide by this requirement does not guarantee the move date authorization. Furthermore, any unauthorized move is subject to a violation fine. All move in/out rules and guidelines are available on the Wentworth Place website (www.wentworthplaceva.com ). An email has also been sent out on April 24, 2024. NO SMOKING: This building and surrounding grounds are 100% smoke-free. Residents, their guests, and contractors are kindly requested to respect this policy. NOISE POLICY: There have been complaints of excessive noise late at night in hallways and/or loud music disturbing other residents. Please refer to the noise policy - http://www.wentworthplaceva.com/noise-policy.html TRASH/RECYCLABLES: Household trash and recyclables must be discarded in the appropriate containers on the floors/loading dock. Recyclable containers should be free of food particles and include only paper, cans, plastic or glass bottles/boxes. NO plastic (grocery) bags should be put in the recycling bins. An email was sent out on April 18, 2024 regarding this matter. CARDBOARD BOXES: All boxes must be flattened to due to limited space in the recycling bin which is located outside the enclosure next to the regular trash bin. Without flattening your boxes, others may not have the opportunity to deposit their materials. DO NOT discard large boxes in the trash cans in the laundry rooms or loading dock. BULK ITEMS: Pick up is on Fridays. The items (mattress, furniture) should be placed next to the recycling bin (outside the enclosure) the day before. ELECTRONICS AND APPLIANCES: Must be taken off site to a recycling facility and not left on the property nor discarded in trash or recycling bins. GRANTING ENTRY TO UNKNOWN PERSONS: Please do not open the buildings exterior doors for people that you do not know or allow anyone that you don’t know to follow you into the building when you enter. USPS, UPS, Amazon personnel all have the necessary keys to enter; however, all other delivery personnel must contact their client to gain entry. We were informed that ABSI - our HVAC contractor has changed ownership/management and a whole new team will be servicing Wentworth Place. Note that ABSI no longer deals with residential units. Consequently, owners having issues with their convectors can contact the Property Manager for guidance on other companies which can assist.
As communicated earlier, heat will be turned off on May 1st and AC will be switched over sometime before May 15. Similarly, AC will be turned off on October 1st and heat will be provided by October 15. Preparation for the pool is on track; a first batch of pool passes has been mailed out to owners and other mailings will follow in May. The pool will open on May 25, 2024 everyday except on Tuesdays. More information to follow. Guests must be accompanied by a resident and the log book must be signed. Pool rules will be enforced by lifeguard on duty. Roof work: as of August 23, 2023, the main roof is almost completed and the canopy in the front is also done. Katchmark expects to remove its equipment by the end of August.
Boiler installation: The hot water will be cut off on August 29 and 30 between 9:00am and 7:00pm to prepare for the removal of the old equipment and bring in the new boiler. Contractor anticipates to complete the project by mid September and all should be in running order for the heat to be turned on by October 15. The pool: The telephone line for the emergency phone was damaged and it took a few days for VZ to come to the property for the repairs; then, Health Inspector from Arlington County had to complete the inspection and the pool was re-opened on August 24. Carpet cleaning is postponed to late September when the boiler work is completed. |
