New Year 2018!

Happy New Year to the community. 
-  We are glad to report that a number of residents now have FIOS installed in their units. 
-  A social committee is now in place and will have a few get together events over the coming months.  More information will be posted and flyers will also be posted.
-  Recently, a strong odor (like gas) was reported from the boiler room and 2nd. floor laundry room.  Washington Gas and other contractors inspected all equipment and could not find any gas leaks.  However, some combustible fumes seem to be the culprit.  Steps have been taken to seal any openings and there is no more odor.  In the process though, a very small reading of carbon monoxide was detected - really nothing to be alarmed about!  However, management and the Board of Directors have purchased carbon monoxide detectors which will be installed around common elements.  Residents are strongly encouraged to have one or two detectors installed in their units.  Just like smoke detectors, it is a good thing to have. 
-  Annual meeting of the Association is scheduled for March 14; owners will soon receive a communication and forms.

Is there a reason why every morning the showers are cold in our building? This has been an ongoing issue and has never been resolved. Why pay the managment company huge association fees if they cannot adequately maintain the system to provide basic hot water? I didn't realize I was living in a college dormitory

Thank you for your note. We have heard similar complaints and are in the process of having this issue investigated. ​We've had ABSI review temperature recordings of the hot water and there are definitely instances where the temperature has dropped lower than is desired (including the past two mornings). They are continuing to investigate if this is a boiler issue or a mixing valve/heat exchanger issue. We are hoping to have this resolved soon.

Agreed! Every morning! It's so uncomfortable. Hopefully you called Joe directly. If you send him an email, he may not respond...

Agree with eveyrthin else stated here. Between 6am and 8am the shower has been cold (not slightly warm, but cold) everyday for the past 2 weeks. Inexplicably this has also been the case on some weekend evenings during off peak hours. Very disappointed with Gates Hudson and The Board

You're right - I don not have to live here. But as I pay over $500 a month in home owner fees the least I expect is hot water.

It's a sad inditement of building managment that you're used to living without basic needs. I'm sure you would be happy to go to the bathroom in the backyard and light your apartment by candlelight too, but some of us live in the 21st century

Call Joe Lily every single time you have this problem, even if it's every day. Hold him accountable!
